At the moment any way you can earn a little extra money is going to be much appreciated. If you list out your spare room on Air B&B to rent can be a good way to earn extra income.
If you’re lucky enough to have a spare room that you don’t need every day then you could make some cash and meet some new people. And renting out just a room is far less stressful than renting out your entire house.
If the house is your main property, the first £7,500 you earn by renting out a room or rooms is tax free. Although if you’re letting jointly with a partner your limit will be £3,750 each. If you earn less than this your tax exemption is automatic and you don’t need to declare anything.
If you earn more than this you will need to fill in a tax return and then work out whether you’d benefit from opting into the Government’s Rent a Room scheme or not.
How much you can make with Air B&B depends on where you are located and what’s around where you live.
You can use Air B&B’s search tool to look at your location and see what properties are around and how much they’re going for.
If you’re close to an attraction, airport or music venue you may be able to get more for your spare room. And the closer you are to the city centre the more you can charge.
You can list your room for free, and you decide the price and the dates it’s available. Make sure you give a good description of what’s available in the room and what isn’t included. For example you may include bedding in the price, but not towels.
Make sure you also include any facilities they’ll have access to such as outdoor space, cooking areas, or washing facilities.
Air B&B usually takes 3% of what you charge to cover the cost of processing the payment.
If you plan to list your spare room on Air B&B you are technically running a business from your home. So you will need to tell your mortgage provider. Air B&B offers a ‘host guarantee’ but you will need to let your insurer know so you make sure you’re covered just in case.
If you don’t check and amend your home insurance and a guest damages your room or belongings, or a guest gets hurt in your home your insurer might not cover you.
If you’re planning on hosting a lot of people it may be worth looking at a specialist home-sharing insurer. There are some out there such as Guardhog.
