Selling your home can be one of the most stressful experiences, but staging it properly can make a world of difference. It isn’t just for high-end properties — if you stage your home it can help any home sell faster and often for a higher price.
By presenting your space in the best possible light, you make it easier for buyers to imagine themselves living there. The home we’re in now wasn’t presented very well when we went to visit it, and I found it really hard to visualise myself there, but also visualise changes. Thankfully Luke is the opposite and was able to help me with the vision.
Here’s how you can stage your home effectively.
The first step to successful staging is clearing away the clutter. Buyers want to see space, not your stuff. And spaces can look bigger when they’re not cluttered.
Tidy up surfaces, clear wardrobes and cupboards, and put away an abundance of personal items like family photos or kids’ artwork. A clean, neutral space helps buyers visualise their own lives there rather than feeling like they’re intruding on yours.
First impressions count. The outside of your home is the first thing potential buyers see, so make sure it shines. Sometimes buyers will drive round areas before arranging a viewing and a bad outside can put them off. This is what we did to see areas/ roads etc and if a house looked really run down we didn’t even bother to arrange to see the inside.
Mow the lawn, trim hedges, and add a few potted plants or flowers near the front door. A fresh coat of paint on your front door or new house numbers can instantly boost your home’s appearance.
You don’t need a full renovation to make your home feel fresh. A lick of neutral paint and a good carpet clean can work wonders.
Neutral colours create a blank canvas and appeal to the widest audience — think light greys, soft whites, or beiges. Bright or dark colours can be off putting and make your space look smaller.
Bright, airy spaces feel more welcoming and spacious. Open curtains, clean your windows, and use mirrors to reflect light around darker rooms.
Consider adding a floor lamp in dim corners to give a warm glow.
Less is more when it comes to furniture. Remove bulky pieces that make rooms feel cramped and arrange remaining furniture to create open flow. If this isn’t possible as you don’t have somewhere to store it (and you’re looking to take it when you move) see how you can optimise the layout to not feel as crowded.
In the living room, centre the layout around a focal point like the fireplace or TV.
Small details can make a big difference. Add fresh flowers, fluffy towels in the bathroom, or neatly folded throws on the bed. Light a subtly scented candle or put diffusers out before a viewing — scent can create a warm, inviting atmosphere.
Staging your home doesn’t need to be expensive or time-consuming. It’s about creating an environment that allows potential buyers to fall in love at first sight. With a little effort and creativity, you can turn your home into one that sells faster — and for a price you’re happy with.
