Renovating a house to flip it is a stressful process, with every penny being accounted for and used! Sometimes it makes you wonder, is it worth it? What will the return be from what I’m doing? One of the most popular home renovations that adds value to a property is a home or kitchen extension. With different types and different sizes, how do you know that your extension is going to make you money?

Talk to the Experts

One of the best ways to find out whether a home extension will add value to your property is by talking to your local estate agents. Equally, if you like detective work and want to figure it out yourself, you can! Simply look at similar houses in your street and area and look at their prices. Compare the homes which have had an extension completed, and those which haven’t, and you can see if the added space has added value. Of course, this is not a precise method, and your estate agent will be able to give you a better, more accurate, idea in-line with current market trends.

Which Extension Adds the Most Value to My Property?

There are several types of home extension you can have, but they do depend on your property type and your budget.

Extension choices

Out of the three, a wrap-around extension can be the most expensive, but it depends on how far out you want your extension to stretch that will form the main bulk of the cost. There isn’t a specific extension type that will add more value to your property than another, it really does depend on the amount of space you can add using the extension you choose. A rear extension can extend up to 4m from the rear of your home under permitted development rules (more if you want to apply for planning permission), whereas a side extension can only extend to the existing property line. 

If within these spaces you can add new rooms to your home, this will be the main driving force behind the value of your home increasing. Adding additional bedrooms, bathrooms and increasing the space available in a kitchen area are all proven ways of adding value to a house. So, if you want to ensure you are making money from your home renovation, look towards getting a high-quality kitchen extension that adds rooms and space for a family!
