Renovating your home is not simply an activity reserved for meeting a need, improving your living situation or updating your décor. Home renovation is a key part of the house selling process, a method by which a home can be made more appealing to potential buyers – and even add significant value to the property itself. There are many ways to renovate a home, but the following four renovations represent the best returns on investment for you as a seller.

Home Extensions

Home extensions represent the largest increase in value to a given property, though they are also more expensive to complete. Home extensions increase the home’s footprint, providing more area – essentially, more property for a potential buyer to purchase. Extensions can take many forms, and some extensions are worth more than others on the housing market; additional bedrooms can add up to 20% to the asking price of a house, while bathroom extensions can add only around 5%. Size and initial cost are absolutely a factor in the effects certain extensions have on the home, but buying demographics also make an impact, as new and growing families are more likely to view your home – and more likely to stump up for the extra bedroom space than an additional bathroom.

Home Renovations- Loft Conversions

Extensions are an expensive and laborious process, and there are ways to enjoy the benefits of an extension without literally extending the foundations of your home in the process. The loft conversion is the principal of these alternatives, whereby loft space is treated and decorated to become a suitable living space. Loft conversions are a relatively inexpensive way to add a bedroom to your home; floorboards, plastering, painting and the addition of Velux windows to bring natural light into the converted loft space make for a cosy and liveable space.

Kitchen Makeovers

While people on average spend only an hour a day in their kitchens, the kitchen still represents a major selling opportunity in your home – if only for the ‘wow’ factor that a clean, modern, and well-presented kitchen space provides when visited during a viewing. Refreshing your kitchen with a new set of units can create a sizeable return on investment, but the amount you put into any kitchen renovation is likely to scale with said return. Including new appliances and flooring into your budget can secure an additional 15% to your property’s value.

Home Renovations- Landscaping and Garden Work

The garden isn’t often considered with the same level of importance as interior decoration and renovation, but it can be crucial for the sale of your home. Not only is it a space which buyers may want to spend the majority of the summer months enjoying, the front garden is the first thing many potential buyers will see – and first impressions can be everything. A little landscaping work can go a long way for presentability, but investing in the construction of a clean patio space, or even an outhouse to shelter from the rain, can add value to the property.
