Four Things Which Can Add Value To Your Property
Property prices are all over the place at the moment; thankfully when I sold my flat it was in a pretty good position so we made the most out of it, but for others it becoming pretty tricky. A lot of people I know seem to be staying put in their current properties as opposed to moving as it’s the cheaper alternative, and adding value to your current place can be a huge advantage in the future when you do come to sell.
As we’re going to be house hunting at the end of the year we’re looking for a property we can do up, it doesn’t need to be in the best condition as we’re going to rip most things out to begin with which is going to be equal parts super fun but super scary as it’s going to be a huge project. When we do come to renovating adding value to the property is going to be something we do think about and here are some ways you can do this yourself to add value to your property.
Add value to your property by installing good central heating
Central heating systems can be very expensive and a pain to actually install so ensuring that your system is in good working order is a massive asset, especially if the people buying your house are looking to move straight in. Central heating is something you can’t really be without in the UK and something we’re going to be spending a lot of time looking into when we buy as we want underfloor heating in as many rooms as we can so we don’t have to keep looking at radiators as they can be pretty ugly and take up precious room. Alongside good central heating getting a stunning designer radiator would add more to your space as well.
Extend your kitchen for maximum space
I still remember when I moved into my family home how tiny the kitchen was and the dining room wasn’t much better, and thankfully over time my parents extended the property downstairs to create a much larger kitchen and dining area which not only is great space has added true value to the property. We know when we’re looking for a property we want an open plan kitchen diner as I’d love an island, although we’ll see what we end up with, but if this isn’t possible having the garden space to extend in the future would be an alternative as added space downstairs makes a huge difference especially for families.
Paint or replace kitchen cabinets
Replacing the kitchen completely will of course add the most value to your property but if you’re looking for a quicker (and cheaper) fix then look at your kitchen cabinets as they’re the parts which can look the most tired. Think about sanding them down and repainting or varnishing them to make them look fresh and new again.
Adding an extra bathroom or toilet
Generally a homes bathroom is upstairs which is great as it’s close to the bedrooms but most of us don’t want to have to walk up and down stairs every time we need the loo. Having either a small bathroom or just a toilet downstairs can add both convenience to your day-to-day life but also some value to the property. Luke’s parents turned their tiny office into a shower room with an adjoining toilet downstairs which in a family home is such a huge asset.

These are all good tips. We added a shower room with toilet although this was more for necessity as there are 5 of us.
Yeah a second shower space would be essential, I can’t imagine having to coordinate one shower with that many people x

I love the tips, I can’t wait to buy my own place and decorate it how I like – especially adding another toilet perhaps downstairs is good idea if the house hasn’t got one already.
I wish I could have an extended kitchen, it’s the only problem with renting. A kitchen with an island and night wide open windows would be great. 🙂 xx

Great tips, these are all things that I look for when I look at a new property. We have just extended our kitchen and it has added so much value it was a great move for us.

Kitchen and bathroom upgrades add the greatest value to a home but also cost the most to do. I would advise against a remodel during a soft market if you are planning to sell….no point in spending 10-30k if no one is buying.
Totally agree, you don’t want to re-model just to sell which is why just painting/ replacing cupboard doors is a better option. It’s only worth investing that much if you want to use it as well as future sales value x

We are in the process of buying our first house and looking at things like central heating is a key on the increas and value of property. If we do get to buy a house I will bare in mind the cheaper alternative of updating the kitchen cupboards

We rent at the moment and will be looking to buy our first home soon! However as a buyer I would definitely pay more if a property had a new kitchen and/or bathroom so these tips are great from homeowners looking to sell!

I keep telling Nathan we need to update our kitchen to add some value to our home as we’re hoping to move in the next year or two. He doesn’t listen though and our old one has seen better days!
