Renovating your home can be exciting. New layouts, fresh finishes and the chance to create something that works better for your lifestyle.

But renovations can also become stressful and expensive if you’re not careful. It’s easy to get carried away.

Whether you’re updating one room or planning a larger project, avoiding common mistakes can save you time, money and regret.

Here are the renovation pitfalls many homeowners face — and how to avoid them.

1. Underestimating the budget

One of the biggest mistakes is assuming the quoted cost is the final cost.

Unexpected expenses are common in renovation projects. Once walls are opened or old flooring removed, hidden issues can appear. There’s also extra costs that are easy to forget like waste removal. When we renovated our house we spent so much on skips and waste collection that I hadn’t budgeted for.

A good rule of thumb is to add a contingency fund of at least 10–20% on top of your initial budget.

Without this buffer, even small surprises can derail your finances.

2. Focusing on aesthetics over function

It’s easy to prioritise how something looks rather than how it works.

For example:

A renovation should improve how you live in your home, not just how it photographs.

Think about daily routines. Where do bags get dropped? Where do coats hang? How does traffic flow through the room?

Function first, style second.

3. Not researching contractors properly

Choosing the wrong tradesperson can lead to delays, poor workmanship and stress. We picked wrong and ended up losing out on £3,000, a costly mistake for us!

Before committing check reviews, ask for references, get multiple quotes, and get confirmation of prices and timelines in writing.

The cheapest quote isn’t always the best option. Experience, reliability and communication matter just as much.

4. Skipping detailed Planning

Rushing into a renovation without detailed plans often leads to changes mid-project — and changes cost money.

Make decisions early on about layout, electrical placements, lighting, materials and fixtures.

Changing your mind once work has started can significantly increase costs. Take time to plan properly before the first tool comes out.

5. Ignoring storage

In pursuit of open-plan or minimalist designs, storage is often reduced. But a lack of storage can make even the most beautifully renovated space feel cluttered.

Incorporate built-in cupboards, drawers, under-stair storage or multi-functional furniture to your space. While we already have a fair amount of storage we’re still looking to add more in to help minimise the stuff you see.

Storage isn’t exciting — but it makes everything else work better.

6. Living through major renovations without preparation

If you’re staying in your home during works, prepare for disruption.

Dust, noise and limited access to certain rooms can be challenging — especially with children.

Set up temporary areas in advance and be realistic about timelines. Renovations almost always take longer than expected.

    These are all very important things to think about. Especially storage as that is often over looked.Plus the growing costs you have to factor in so many things before starting renovation works

    It’s so easy to underestimage your budget! We hired a contractor to do our kitchen, and htold us flatly that our imagined cost was about 15% below what it would actually be.

    I can’t agree with all these points when it comes to renovation! We had to learn the hard way when we did our kitchen reno last year…Our budget was understated and that was a huge miss…

    I do think you need to do some much research on contractors these days! Often having something functional is more important to me than the way it looks – but I like having a useful house.
